What is the cheapest area to live near YYZ?

I did that exact comute from Guelph to YYZ for a few years, its not bad, Guelph is a nice town although I am partial (born and raised there) but if you go to Kitchener, Cambridge or Hespler you can get a much cheaper place and its the same driving time (45 mins average, 1h or so in average rushhour traffic)

I had a nice 2 bedroom right downtown (ie bar central) for about 900/mo after everything (parking, untilities) you can get cheaper, 800/mo for all inclusive appartment, and for a half decent house you are looking at spending 170-180+ thats the lower end starter home price range, at least that was about a year ago, may want to add 10k now.
