Hangars are scarce right now, and expensive. There are 5 tiedowns available at my hangar complex, $85/month.

Victoria flying club does not have any space in their shared hangar unfortunately. There is a waiting list. They are planning to build a roof over some of their outdoor spots to make a "half hangar" at some point. There is a large hangar for sale on the east end, but unless you have $2Mil kicking around you probably won't be interested.

If you're looking for NEAR Victoria rather than at YYJ you could consider Duncan, but it's a rather short runway for some aircraft.

And the airport is life-limited, and AFAIK there aren't any hangars available there either.

At Victoria? It's hardly a laughing matter. Everyone's lease with the airport says they're for primarily aviation use. But the airport doesn't care or police it as long as they're getting paid.

I was talking to someone about the new hangars being built on the north side last weekend, and they asked what size the new hangars would be. I said 46' wide and 40' deep. They said that the developer screwed up, because all the new motorhomes are 45' long. I responded that the developer did an excellent job of ensuring that no motorhomes would be stored in aviation hangars...

How much does a hanger lease out for in Victoria? That is if you could find one. Based on cost of construction and airport lease rates, what is fair market value?

Just take some shirts to the dry cleaners. They’re included in the price.

Land lease alone is $7-$8/square metre. Fair market value is ~$275K right now, as that's what the last units sold for.
